The chart below represents the last 14 months of Condo Sales in the South of Fifth neighborhood priced at over $1,000,000.  In early 2023, 14 such units sold in the month of January and 8 in the month of February.  This year the numbers were 12 and 6 for the same 2 months.  Generally, the first 6 months performed better than the last 6 months of the year, with 68 units selling from January through June and just 37 for the remainder of the year.  The Median sales price averaged about $2.3 million for the year, with a high median over $4.4 million and a low of $1.4 million.

 

Luxury 1 Bedroom Condos in SoFi

Living in the South of Fifth Neighborhood provides benefits way beyond the boundaries of the unit you occupy.  The classic Realtor mantra “Location, Location, Location” perhaps says it all, and the specifics that apply to SoFi abound.  It’s a coastal community with glorious Beaches and a world class Marina.  It boasts some of the most sought after restaurants and cultural destinations. It is conveniently located to the airport and major transportation.  It’s a walking neighborhood, pet friendly, there are good schools nearby, and it’s usually sunny and warm.  Luxury defined!

Anyway, I wanted to talk about a particular subset of luxury units that are available in this neighborhood, that provide great value at an entry level price. They are smaller units in the Luxury Waterfront towers.  At this time there are just 8 such 1 Bedroom 1.5 Bath units available, representing less than 10% of the current inventory there.  The average price for these smaller units is $2.1 million while the average price for the 2BR and larger units in these same buildings is considerably more than $6 million.  Just click the link below to see them:
